CABIN CODE OF CONDUCT CHECK-IN TIME IS AFTER 2 P.M. EST AND CHECK OUT IS 10 A.M. EST. No Early Check-ins or late checkouts. This is a NON SMOKING cabin. No waders or wading boots in the cabin. Pegs are provided on the porch. PAYMENT - full payment is required at time of booking. CANCELLATIONS - we do not allow cancellations. We will allow a one time rebooking with 14 days notice prior to checkin date. MAXIMUM OCCUPANCY - The maximum number of guests per cabin is limited to 4 adults. For a family we will allow two adult and up to 4 children. An additional charge of $275.00 will be assessed in event of exceeding approved occupancy. NO DAILY MAID SERVICE - linens and bath towels, toilet paper, paper towels, soap and shampoo is provided for the cabin, daily maid service is not included. If you have a problem during your stay please contact the farm manager at Rose River Farm, Earl Banks (he is on the farm in a blue pickup most days between 9-5) or call 703 930 8229 to speak with Douglas Dear, the owner. You can also email us at roseriverfarm@gmail.com. BEFORE YOU LEAVE - wash and put away all used dishes, dispose of garbage in outdoor garbage container on porch, place used towels in bathroom tub or shower, If we find this minimal cleaning is not done, we are authorized to charge additional cleaning fees. All keys must be left in the lock box and cabin must be left locked. All charges accrued during the stay are paid prior to departure. RATE CHANGES - Rates subject to change without notice-- once you are booked however, your rate is locked in. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance. STORM POLICY/ROAD CONDITIONS - No refunds will be given for storms. Our gravel drives are well maintained and plowed of snow, We do not refund due to road conditions-- we will offer a rebooking if the state police has issued a no travel alert. You must contact us in advance for approval of all road condition rebookings. We are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. We are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. By paying for your reservation you and all of your party and any guests accept all of the above terms. I have read and accept the terms of the Waiver.
